Mortgage Protection Insurance in Dublin

A mortgage payment should not fall on your family alone if something happens to you. We set up life coverage sized to your loan balance and term, then show what each option costs across the whole loan, not just month one, so the policy still fits years from now.

What Mortgage Protection Actually Covers

Mortgage protection insurance is a life policy built to clear your loan, or cover the monthly payments, if you pass away before it is paid off. In most cases it is a term life policy whose length lines up with your loan, 15, 20 or 30 years, with a benefit near the balance you still owe.

The mail offers you get after closing usually push one version: a decreasing benefit that shrinks as your balance drops, sometimes with the lender named as the payee. We compare that against a level policy that pays your chosen beneficiary the same amount every year of the term. Level coverage often costs only a little more each month, and your family decides how to use the money. With Bay Area loan balances, that difference can add up to a lot of protection.

It is the right call when one or two incomes carry a large mortgage and the surviving family would struggle to cover payments alone.

Inside Every Mortgage Coverage Review

Your real loan numbers

First we gather your current balance, interest rate, years remaining and monthly payment. Those four figures show how much coverage you need and how long it should last.

Level and decreasing options side by side

You see both premiums and what each would pay out at year 5, 15 and 25. Seeing the benefit over time is usually what makes the choice clear.

Beneficiary set up with care

We walk through who receives the money and why naming your spouse, partner or a trust usually gives your family more room than naming the lender.

Riders explained in plain terms

Some policies offer disability, waiver of premium or return of premium riders. We tell you what each adds to the cost and when it is worth it, and when it is not.

A check on coverage you already have

If you have group life through work or an older policy, we count it first so you do not pay twice for the same protection.

Signs It Is Time to Look at Mortgage Coverage

  • You just closed or refinanced

A new loan or a cash-out refinance resets your balance and your term. A policy sized for the previous mortgage might fall short on the amount or expire years before the new loan does.

  • Your family depends on your paycheck

If the mortgage payment only works with your income in the picture, your family needs a plan for the months and years after you are gone.

  • An employer plan is all you have

Life benefits from a job typically stop the day that job does. The amount is often just one or two times your salary, which tends to come up well short of what you owe on a mortgage.

  • The offers in your mailbox all look alike

Lender-style letters tend to quote decreasing coverage with limited underwriting. It is worth comparing before you sign one.

  • A new baby or a second income ended

When one partner stops working or the family grows, the mortgage gets harder to carry on one income.

How It Works, Step by Step

  1. 1

    A phone conversation

We talk through your loan, your family and any coverage you already carry. Have your latest mortgage statement handy if you can.

  2. 2

    Options compared over the loan

We lay out two or three policies with the monthly premium, the benefit at different points in the loan and the total you would pay over the term.

  3. 3

    Application and underwriting

Depending on the policy, that may be a short health questionnaire or a brief paramedical exam. We tell you which applies and roughly what to expect before you begin.

  4. 4

    Policy review on delivery

When the policy arrives, we go over the term, the benefit amount and the beneficiary with you to confirm everything matches what you chose.

What Moves the Price of Mortgage Coverage

Your premium comes down to three things: you, your loan and how the policy is built. Once we have those details, we quote actual numbers and add up what you would pay across every year of the policy, so you can weigh what you get for the money rather than just the monthly bill.

Age and health
Younger, healthier applicants pay less, and tobacco use raises rates sharply. Applying sooner with a level premium holds that lower rate in place until the policy ends.
How much you owe and for how long
More coverage stretched across more years costs more each month. A big balance with 30 years left prices higher than a smaller one with 15 to go.
Level or decreasing benefit
Decreasing coverage can cost less per month, but it pays less each year. Level coverage pays the full amount right to the end.
Underwriting type
Policies with no exam are faster but usually cost more for healthy people. A fully underwritten policy often prices lower if your health is good.
Riders
Every rider carries its own charge. We list each one on a separate line, so you know what it costs before you decide to keep it.

Mortgage Protection Questions

Something not covered here? (925) 574-8642

Is mortgage protection insurance different from PMI?

Yes. Private mortgage insurance protects your lender if you stop paying, and you usually have to carry it with a small down payment. Mortgage protection insurance is life coverage that protects your family if you die. One does not replace the other.

Should the lender or my family be the beneficiary?

In most cases we suggest naming your family or a trust. They can still pay off the loan, but they can also keep the mortgage and use the money for other bills if that makes more sense. A lender-paid policy gives them no choice.

What happens to my policy if I refinance or sell?

An individual policy stays with you, not with the loan. If you refinance, it keeps going as written, though you may want to adjust the amount or length. If you sell, you can keep it as general life coverage or let it go.

Can I just buy a regular term life policy instead?

Often that is exactly what we recommend. A level term life policy sized to your mortgage plus other needs can cost about the same and covers more. You can read more on our Term Life Insurance page.

Do I need a medical exam?

Not always. Some policies use only health questions, while others ask for a short exam that can lead to a better rate. We tell you which route fits before you apply.
